Good question! Due to our long experience in renting out houses we know exactly the right way to do it. When using our service you can relax during your vacation while making money. We create and optimize your listing, take care of all contacts with the guests and perform an excellent check-in. We clean your apartment and provide our own linen and towels to the guests. In addition you earn up to 40% more when we rent out your house for you. The only way you will notice that we've rented it out is by looking at your bank balance.
At Iamb&b we only earn money when you do. The more you make, the more we make – that's why we are focused on optimizing revenue. We have developed our own pricing tools and know how to maximize your income. Research has shown that we earn 5% to 138% more than customers who manage their apartments themselves, or with help of our competitors.
We organised our incentives this way to align our customers' interests with our own. We've also compared our payout to companies who pay up front and found out that we pay out an average of 50% more.

We will have a personal intake with you to learn more about your apartment by filling out a questionnaire. We will also need 3 copies of the keys, and then we’re all set.
You pay no start up costs, no intake fee and no monthly fee. We charge a fixed percentage of your earnings. The cleaning fee is charged to the guests for every stay. This means there's no financial risk for you – we only make money if you do.

Safety & Disturbances

Yes, Airbnb insures you for up to €800.000 against theft or vandalism. Still it's always wise to store away your valuables and personal items that have special value to you. For example, you can use post-its on boxes that are private or use a lock to close one of your rooms or cabinets.
You can either store them in a locked room or cabinet or use a storage service. Ask us about the posibilities.
Thanks to our long experience, we know exactly what guests should and should not be accepted in your house. We screen the guests before we accept a booking, and you have a say in how strict the selection should be. We are always on location to welcome the guests and explain them your house rules.
In the unfortunate case of nuisance, we intervene immediately. We are the point of contact for your neighbours – inform them beforehand that in case of nuisance they can contact us right away. If a guest for example, has excluded him- or herself and rings the bell at your neighbours, they can contact us and we'll act immediately to take care of the situation. This prevents any annoyances for the neighbours and you can continue enjoying your holiday.

Regulation & Taxes

Yes, we always comply to local regulations. For example in Amsterdam you can rent out your home for 60 days (in Paris it's 120 days), or rent out 40% of your house as a bed&breakfast the whole year round.
You have to pay taxes for the money that you earned. The situation differs in each case, but Iamb&b has an excellent tax adviser who is specialized in vacation rentals and offers a free service, call to make sure you understand the procedure.
As long as you have permission from your landlord there is no problem. Please note that social housing should not be used for short-term rentals in most cases.
To rent out your house, you must meet a few requirements:
  • Approval of the proprietor or HOA — Rental is only possible if you are the owner or if you have permission from the landlord. Property owners in a Homeowners Association (HOA) must request prior approval from the HOA.
  • Fire safety — Your house must answer to the necessary fire safety requirements in the interests of the temporary tenants and your neighbours. More information about taking fire safety measures can be found on the website of the fire department.
  • Up to 4 guests — You cannot rent out your house to more than four people at the same time.
  • Pay taxes — Like all other accommodation providers that offer overnight stays in Amsterdam, you have to pay tax.
  • At the first meeting Iamb&b will inspect if the house is safe and suitable for holiday rental. We will never rent out houses to more than four people at a time and we will advise you on your desired income and tax.

Other

For each property we look in consultation with you which booking channels we are going to use to offer your house. We're experienced in Airbnb and Booking.com so we focus on these channels - in order to screen the guests properly.
Iamb&b is an additional service, we are not a booking channel and do not compete with Airbnb, instead, Airbnb and lamb&b benefit each other without there being in a formal partnership.
We changed our name in November 2015 from Iambnb to Iamb&b to clarify the difference between Airbnb and Iamb&b.
